Here are some things to consider when selling real estate that we can provide free of charge.

Step #1: Obtaining a CMA Report

A CMA Report (Comparative Market Analysis) takes a specific population of properties and averages the data so you can gain an overall perspective. It shows the Average Sold Price per Sq.Ft., the Average List Price, the Average Number of Days on Market and much more. For instance, you can order a “SOLD” CMA that will list all of the properties that are comparable to yours in size, location, condition, year built, etc. that have sold within the last 6 months. CMAs are extremely adjustable, therefore you can look at what has leased in the last year in your neighborhood or find out what the average price / sq.ft. is for houses that are currently on the market. Step #2: Ordering a Broker’s Price Opinion

A Broker’s Price Opinion is based on the attributes unique to one specific property while taking into account the latest market stats regarding value. Banks and lenders order BPOs when people apply for construction loans to remodel, refinance or purchase an investment. It’s just another highly valuable tool in determining price point.

Step #3: Seeing the Competition

Another wise move is to meet with a realtor and Schedule a Tour to see your competition. Nothing helps a seller realize the value of their home quicker than going out and walking through the other available properties that a prospective buyer would likely see on a tour included with the seller’s home.

Step #4: Preparing your house to Sell

After pricing your property, it’s time to prepare it to sell. We assist our clients by suggesting things they can do to create a welcoming environment from a buyer’s perspective. We also help home owners decide which repairs are worth doing prior to putting their home on the market and which key updates, if any, would add the most value.

Step #5: Closing the Deal

A well-priced property with an attractive look and feel has the best chances of attracting a buyer quickly.
